Purpose of an Inspection

The hiring of a home inspection company is an important decision that should be carefully evaluated to determine why a home inspection or consultation is    needed.
Ask yourself, or others, the following questions:

 'For those who are going to remain in their home:
   1. Why am I having a Home Inspection / consultation performed on my home?
          A.

Is it to determine what maintenance or repairs may be required to maintain my home in it's current condition, or to improve it to  a condition I desire  it  to be and to have an estimate of the maintenance and or repair costs?

        B. And how much am I willing to spend?
    2.  Am I seeking an inspection / consultation / evaluation to determine:
         A. Will any capital improvements I may make, coupled with the necessary maintenance or repair costs exceed the estimated value of my home upon completion of the improvements?
        B. If so, would I consider the costs to be an acceptable amount to maintain my home in the manner I would be comfortable with?
                 Note: Most capital improvement investments will realize only a percentage of recovery in the selling price of the home if it is sold in a period of one year or less upon completion of the improvements.
  However, the longer one stays in the home following the improvements, the greater the percentage of recovery - and sometimes, it is worth the expense just to enjoy the improvements no matter what the cost of the improvements.

Pre-listing Inspection  - for those selling their home or other property  
   3.  Am I securing an inspection / consultation to evaluate the current condition of the dwelling to:
         A. To determine what maintenance or repairs may be required to bring it up to an acceptable condition to justify the selling price?
         B.

To alleviate a prospective purchaser from using the current condition as a bargaining or negotiating position to secure a lower price?

   4.   Am I willing to sell my house or other property in it's  current condition: 
         A. And possibly be compelled to accept a lower offer or selling price?
         B. Or, due to it's lesser desirability, accept difficulty in selling in a time frame that is acceptable to me?
  Note: Florida Disclosure Laws / Statutes requires you to inform Buyers about known issues or deficiencies. You are obligated to inform prospective purchasers in your sellers disclosure statement about known issues or deficiencies. Should you decide to to forego making the repairs, it is recommended the seller state the sale as an "As Is" sale and the selling price already factors in the known repairs.

'For those purchasing a home or property:
    5.  Am I securing a home or property  inspection to evaluate it's current condition to determine any conditions that may influence my prospective offer?
    6. Am I evaluating the prospective purchase to determine if an acceptable purchase price is negotiated, will the anticipated repairs, if needed, exceed  an amount  I am willing to spend?
    7.  Will the subject costs coupled with the purchase price exceed the value of the property or home upon completion of the repairs or improvements?
    8.  And, considering the purchase price plus any repairs or improvements, am I willing to absorb these costs by living in home for a period of time - approximately five years or more - to recover the excess costs through systematic increases in property values - or, am I looking to recover my investment in a shorter time frame.

With all that having been said, it is imperative to select an inspection company that is qualified to perform an inspection that can produce an evaluation of the components of a dwelling or structure showing their current condition, how they perform in relation to other components and the approximate cost  to perform maintenance, repair, or replacement.
'Food for Thought - when a new vehicle is purchased, there is an immediate loss of more than 20%  of the purchase price when the title is issued, and you have to live with your purchase and the payments for the oncoming months or years.
When you purchase a Home, you may not experience the same immediate loss, however, the unexpected costs of correcting unforeseen or latent damages may very well exceed what you are prepared to spend or are able to spend and very well could result in your not being able to maintain your home, compelling you to liquidate your investment. 
A prospective client will give considerable thought to items or issues that they may be aware of, however, a Professional Home Inspector will have the knowledge and experience to detect many minor and major issues that very well can and does affect the final purchase price. The Client will know that in order to reach a conclusion regarding the purchase, they must have an in-depth written report to support that conclusion. 
The Professional Home Inspector must have the education, training, and actual experience in the functions and operation of the respective components to be qualified to issue the required report.  
One would not expect to seek out an inexperienced or unqualified inspector  - one who has taken a week-end short course in "How to be a Home Inspector" and / or purchased a "Certified Home Inspector Certificate" with no independent testing procedures or verification of experience.   
Consider very carefully the qualifications of a home inspector and the price they are quoting you.
Remember, a low price is a direct reflection of the inspectors education, knowledge, experience and quality.
To most people, the purchase of a home is the most important and expensive purchase they will make in their lifetime, don't be the one to risk this investment based on the lowest cost or price of something as important as a home inspection.
Most real estate purchase contracts contain a repair clause wherein the buyer retains the option of securing an independent home inspection.
Note: You and or your attorney should include a contingency repair clause in your purchase offer that permits you to secure an independent home inspection prior to the closing.
In more than 75%  of our inspections on homes 7 years old or older , we find deferred maintenance items or damaged items that allow the buyer to invoke the repair clause in the purchase contract.
The buyer can then  negotiate a lower purchase price and and will save the difference between the needed repairs and the inspection fee ~ in other words, the inspector's fee will be justified by the lower purchase price.
In homes that are still under warranty or less than one year old we find needed repairs or items the builder missed or just plain neglected to do.
In homes that are that are still under warranty, a home inspection may very well save the home owner many dollars in future repairs not to mention the hassle of attempting to correct the issues later on.
It is my experience that buyers and sellers and Real Estate agents benefit from a professional inspection that alleviates any last minute surprises regarding unexpected repairs or equipment replacement.
